Adopt a resolution setting the public hearing for August 27, 2018, for Cresswind Phase 2 Area Annexation.

Explanation

§                     The City has received a petition for voluntary annexation of private properties.

§                     Public hearings are required prior to City Council action on annexation requests.

§                     These properties are located within Charlotte’s extraterritorial jurisdiction.

§                     Area proposed for annexation shares boundary with current city limits.

§                     Annexation of these areas at this time will allow for more orderly land development review, extension of City services, capital investments, and future annexation processes.

§                     The 122.494-acres site is located on the east side of I-485 and south of Camp Stewart Road in East Mecklenburg County.

-                     The properties are currently vacant.

-                     The petitioner has plans to develop approximately 247 residential units.

-                     The properties are zoned (R-3) single family residential at three dwelling units per acre and (MX-1 INNOV) mixed use residential, innovative.

-                     The properties are located immediately adjacent to Council District 5.

-                     Petitioned area includes four parcels 111-201-08, 111-201-99,111-201-05, and 111-221-07.

 

Consistency with City Council Policies

§                     This annexation is consistent with City voluntary annexation policies approved by the City Council on March 24, 2003, more specifically this:

-                     Will not adversely affect the City’s ability to undertake future annexations;

-                     Will not have undue negative impact on City finances or services; and

-                     Will not result in a situation where unincorporated areas will be encompassed by new City limits.

 

Public Hearing Date

The resolution sets Monday, August 27, 2018, for the public hearing.
