Explanation

§                     The City has received a petition for voluntary annexation of private property.

§                     Public hearings are required prior to City Council action on annexation requests.

§                     The property is located within Charlotte’s extraterritorial jurisdiction.

§                     The area proposed for annexation shares boundaries with current city limits.

§                     Annexation of this area at this time will allow for more orderly land development review, extension of City services, capital investments, and future annexation processes.

§                     The 19.872-acre “Castleford Reserve” site is located on the south side of Ardrey Kell Road east of Providence Road and west of Tilley Morris Road in southern Mecklenburg County.

-                     The property is currently vacant.

-                     The petitioner has plans to construct a 43 unit single family residential development on the site.

-                     The property is zoned (R-3) single family residential at 3 dwelling units per acre.

-                     The property is located immediately adjacent to City Council District 7.

-                     Petitioned area consists of one parcel, PID 231-131-05.

Consistency with City Council Policies

§                     This annexation is consistent with City voluntary annexation policies approved by the City Council on March 24, 2003; more specifically this annexation:

-                     Will not adversely affect the City’s ability to undertake future annexations,

-                     Will not have undue negative impact on City finances or services, and

-                     Will not result in a situation where unincorporated areas will be encompassed by new City limits.

Public Hearing Date

The resolution sets Monday February 26, 2018 for the public hearing.
