Adopt a resolution setting a public hearing for October 26, 2026, to consider historic landmark designation for the property known as the “Hajoca Building” also known as the Fowler Building (parcel identification number 123-041-09).

Explanation

§                     The city has received a recommendation from the Charlotte-Mecklenburg Historic Landmarks Commission (HLC) to designate the Hajoca Building, also known as the Fowler Building, as a local historic landmark.

§                     Public hearings are required prior to City Council action on designation requests.

§                     The Hajoca Building is located at 1447 South Tryon Street in Council District 3.

§                     Designation of this property could significantly contribute to its long-term preservation.

§                     The Hajoca Building is listed under parcel identification number 123-041-09, and the recommended designation would include the interior and exterior of the building and the land listed under tax parcel number 123-041-09.

§                     The property is zoned TOD-UC.

§                     The property is owned by 1447 South Tryon LLC.

§                     Based on the current value, the potential amount of deferrable taxes would be approximately $10,559.43 for the City of Charlotte taxes and $17,756.42 for Mecklenburg County taxes.
